Abstract: A whimsical lake house in northern Michigan - a breed of undeveloped potential - recently dropped its price significantly.

Listed for $5 million last year, the unfinished Hobbit-style home in Rapid City, Michigan, is now selling for $3 million. Even after the price reduction, it's still the most expensive home on the market in the town near Lake Michigan.

 

"We've had a few offers recently, and [the sellers] are interested in having someone else finish it the way they want," says Don Fedrigon, a listing agent at Re/Max Elk Rapids." They just want someone with the ability to do it right and complete the dream."

 

The playful, hobbit-inspired design was the seller's idea. Sadly, she died before the 3,449-square-foot home was completed.

Federigan said, "It was her dream and she wanted to finish it." It will be completed by others who will put their own careful touches on it. She just sketched out a vision. She's an artist, and I think she just had this dream for the last house she built.

 

As it stands, the half-finished house has rounded windows and doors and an undulating roofline without a straight line.

 

"There are no square walls or anything," Fedrigon says." Everything is curved and shaped. They're all carved out for internal support, so there are no two-by-fours or straight timbers in the whole house."

While the interior of the home is not complete, the original plans included three bedrooms and three full baths.

 

A copper roof, windows and curved doors are currently being installed.

 

"When it's finished, it's going to be one of a kind," Fedrigon says." I see the buyer as someone who has a good grasp of architecture, quality and wants the best."

The unfinished project sits on three-quarters of an acre on the shores of Torch Lake and includes a sandy beach and waterfront views.

 

As for the area, it's not exactly County, or even Middle-earth, but Federigan has nothing but praise for the place.

 

He explains, "It's one of the cleanest, clearest, deepest lakes in the Midwest." During COVID, the world came to Torch Lake and they decided to stay."
