Abstract: Calling all entrepreneurs who love the outdoors!

There is an opportunity to own and operate a four-season live-in camp in Jackman, Maine.

The newly listed 2.7-acre property, priced at $2.4 million, features 11 year-round cabins, a three-unit apartment building, a four-bedroom owner's residence, and, of course, an abundance of recreational amenities.

The seller has operated the property since 1991 under the name Sally's Mountain Lodge - a family business run by his father before him.

Jackson's population is about 1,000, and winter sports are prevalent in this rural community in northwestern Maine.

Lauren Kane McDermott, listing agent at Re/Max Shoreline, said:

"Snowmobiling is on the rise in the area, so it's also very popular in the winter."

The campsite sits on Big Timber Lake and faces west so you can enjoy beautiful sunsets. This side of the lake is part of a conservation easement and the other side has a view of the Sallie Mountains.

The wilderness cabin dates back to 1940 and has 355 feet of waterfront shoreline.

"All of the campsites are offered fully furnished," McDermott said, adding that even linens are included.

Nine of the older cabins have lakeside porches and offer queen-size and bunk beds.

On the other side of the street are other campsites, McDermott said, as well as an apartment building with long-term rentals.

McDermott says the next owner will have a campground with a thriving business, loyal customers and full bookings - many of which are repeat customers year after year.

The campsite rentals are also very reasonable at $52 per person per night," McDermott noted. Reservations are already filling up for the coming year."

Turnkey offers outdoor activities for all seasons.

McDermott says people ice fishing on the lake is another fun activity. The seller has five ice shacks that are towed to the lake. Each ice shack has a cook stove and he provides firewood for the ice shacks. People rent these ice shacks for $50 per day and they are included in the sale.

The property also comes with the only bait shop in the area, she noted.

McDermott said the ideal buyer might be someone who sees it as the ultimate work-from-home opportunity.
